How do I place new deed transfer order

Goto 50deeds.com, click on "Place Order" or "Client Portal" to load our Client Portal web app, sign up with your business email or one click login with your google email.Inside Client Portal, click on "New Order" on the side panel to create new deed transfer order. Step1: Select type of deed transferor and transferee (Individual, Business or Trust)Step2: Start typing property address (Google Map API will autocomplete and validate your property address input)Step3: Wait about 3-5 seconds for total price calculationStep4: Enter homeowner nameStep5: Add additional instructions such as Grantee name and upload previously recorded deed, death certificate if any Grantor is deceased, Operating Agreement plus corp resolution if entity-owned property, and/or certificate of trust if transfer into trustStep6: Click "Submit Order" to access payment page to make payment

We don't just prepare the deed, we handle the entire deed transfer process end to end. Our service fee covers: ownership verification, deed prep, county supporting document prep, legal review & recording.

Our price are transparent. When you create an order, our deed transfer service fee plus estimated county recording fee and FinCEN RRE reporting fee (If the transfer is FinCEN reportable - visit 50FinCEN.com for more details) will be displayed for you to review before making payment.

Please note that if the actual county recording fee exceeds our estimate, you are responsible for reimbursing 50deeds.com for any overage amount paid to the county on your behalf.

How your deed order moves though 50deeds

Every 50deeds order moves through the same six stages, and you can see exactly where yours sits at any time in your client portal (accessible from 50deeds.com homepage)1. SubmittedYour order is placed and paid. Flat fee, quoted up front — there is no hourly billing and no surprise line items. At this point we have your property address, the deed type, the grantor, and any instructions you have added. The order receives an Order ID that follows the file all the way through recording, and that both sides can reference in any correspondence.What moves it forward: Nothing on your side. The order enters our queue automatically.2. In Review50deeds opens the file and checks it against our jurisdiction rules for that specific state and county. This is where we confirm that the deed type actually fits the transfer you are trying to accomplish, that the vesting on the prior deed matches what the order describes, that the legal description source is identified, and that any state-specific requirements are satisfied. New York, for example, requires Social Security numbers for both grantor and grantee. Property held by an LLC requires the operating agreement showing signatory authority, plus a resolution signed by all members when the LLC has more than one member. If something is missing or inconsistent, we come back to you now, before the deed is drafted. Catching a vesting problem at this stage costs an email. Catching it after recording costs a corrective instrument.What moves it forward: Your response, if we have raised a question. Otherwise the file proceeds on its own.3. DraftingThe deed is prepared on our side, with the transfer-tax exemption recitals, notary block, and margin and formatting rules set for the jurisdiction where it will be recorded. Every deed is reviewed by our reviewing attorney before it leaves the office. For transfers into a revocable living trust, our default instrument is a quitclaim deed. If your practice convention is a warranty deed — tell us at intake and we will draft accordingly.What moves it forward: Completion of drafting and attorney review.4. Awaiting SignatureThe execution packet goes out with signing instructions written for the state in question: who signs, what the notary must do, whether witnesses are required, and where to upload the signed deed or where to return the original.This is the stage that moves at the speed of the signer, and it is the most common place for an order to sit. What moves it forward: The signed, properly notarized original coming back to us.5. RecordingThe executed deed is submitted to the correct recording office. We e-file wherever the jurisdiction supports it and submit by mail or in person where it does not. If a recorder rejects a submission, we correct it and resubmit at no additional charge to you — and we log the rejection reason so that the same issue does not recur in that jurisdiction on a later order.What moves it forward: The recording office. This stage is governed by their processing practice, not ours.6. CompletedThe recorded instrument comes back with its recording stamp and its book-and-page or instrument number, and is filed to your order for download. That is the document your client's trust binder needs, and the one that proves the trust funding actually happened. An estate plan with an unfunded trust is a plan that will not do what your client paid you for; this is the record that closes that gap.What moves it forward: Nothing — the order is closed. The recorded deed remains available in your client portal.
